This request for information is likely to be the first part in a two-step approach to market process. However, the process and evaluation of responses in the second step have not yet been finalised and will be distributed as and when is appropriate.

Property Type: Office and ancillary uses

Building Grade: Minimum A Grade (PCA Standard)

Size: 10,000-12,000 sqm

Floor Plates: The preference is for large floor plates

NABERS: Minimum 5 Star NABERS ratings

Lease Type: Commonwealth National Lease

The following aspects would be highly desirable-

Occupancy: 

Sole Occupancy is preferred with, or the ability to include: Ground Floor with separated entry points or the ability to create separate entry points.  Secured lifts to all floors with the ability to segregate client and staff lifts if required; loading dock with forklift accessibility; secure entry and lift to and from the basement.

Multi-tenanted considerations would include: In addition to the above, separate Departmental client and secure staff lifts, secure / segregated basement storage areas.

Environmental:

Current or the ability to create, a plan outlining how base building services will achieve the targets of the Climate Change Bill 2022. For example, Australia’s whole-of-economy Long-Term Emissions Reduction Plan to achieving net zero emissions by 2050.

Car parking: 

Secured onsite car park. Circa 35 onsite permanent car bays. Additional temporary car spaces are also desirable.

Public transport: 

Ready access to public transport including buses, taxis and cycle paths.

Public Amenities: 

Close to or provision of daily amenities such as post services, financial services, childcare, gym and health care facilities, retail shops, cafes etc.

Other desirables: 

Multi-tenanted considerations to include separate client and secure staff lifts and entrance points, secure / segregated basement storage areas; and whole of building or essential services emergency power back-up.

Australian owned and managed; The offered site must be compliant with all standard Commonwealth building requirements including (without limitation) the Disability Discrimination Act 1992 (Cth), Environmental Protection and Biodiversity Conservation Act 1999 (Cth) and Work, Health and Safety Act 2011 (Cth); The offered site/s must include a Green Lease Schedule A or B (as applicable) and meet or exceed Green Lease requirements.
