This is the first part a two-step approach. Evaluation in the first step will be based on: value for money, location, size/dimensions of floor plates and overall building, availability, ease of access, walking distance to public transport, access to parking, NABERS Ratings.

Expressions of Interest are invited for the provision of leased office accommodation for a Federal Government Department within the Melbourne Central Business District and its surrounds.

Requirements are as follows:

 

  • 19,500 to 22,00sqm required for Office and Ancillary uses within Melbourne CBD and surrounding areas.
  • Initial lease term of 10 years with options.
  • Minimum floor plates 1,000sqm
  • The offered site must be compliant with all standard Commonwealth building requirements.
  • Minimum 5 star NABERS ratings
  • The offered site must include a Green Lease Schedule A or B and meet or exceed Green Lease requirements.

 

In addition, occupancy is preferred to be the sole occupant.

Car parking requirement, circa 90 permanent car bays and 70 temporary car spaces.

Public transport to be readily available, including trams, trains, buses, taxi’s and cycle paths.

Close to or provision of daily amenities such as end of trip facilities, postal services, financial services, childcare, gym and health care facilities, retail shops, cafes etc.

Responses must be submitted via the AusTender website by the closing time, as no other method of submission will be accepted.

The Australian Government Building and Construction WHS Accreditation Scheme established by the Fair Work (Building Industry) Act 2013 (Cth) (Scheme) may also apply to the project.  If the Scheme applies, it is a requirement of this project that persons contracted to carry out the building work must be accredited under the Scheme at the time of entering into the contract for the building work and while the building work is being carried out.  Further information about the Scheme and whether it applies to the project is included in the Project Documents.  The offered site must be compliant with all standard Commonwealth building requirements including (without limitation) the Disability Discrimination Act 1992 (Cth), Environmental Protection and Biodiversity Conservation Act 1999 (Cth) and Work, Health and Safety Act 2011 (Cth).
