Adelaide - New Office Lease Accommodation
The Department of Education and Training is seeking a leased accommodation requirement by way of an Expression of Interest (EOI) process. The Commonwealth requests a response to provide the provision of leased office accommodation in Adelaide, South Australia. The response is to comprise of the following:
Type: Single Floor, Existing Building.
Location: Adelaide CBD (preferred).
Building Quality: PCA, A Grade Building - Minimum 4.5 NABERS Rating.
Lease Timing: Lease commencement before 1 March 2019.
Early Access for Fitout: Access for fitout from 1 December 2018, with occupation and lease commencement on 1 March 2019.
Term: 6 years (gross lease structure preferred).
Option term: 4-year option.
Floor Loading: Capable of accommodating compactus and other high load office items.
Car Parking: 5 secure carparks (including options for disability car parking spots).
End of Trip: End of trip facilities – change rooms, shower facilities, bikes/lockers.
Building Access: The Building must provide for 24/7 access.
Fitout Incentive: Full market incentive is required.
Lease Document: Commonwealth National Lease (CNL) to be used.
Makegood: No makegood requirement for the Department at the expiry of the Lease or further term.
Commonwealth Tenant: A current or prior Commonwealth Tenant for access to the Commonwealth ICON link.
Additional requirements: Disabled access to premises and facilities.

Staff are required to be in occupancy by 1 March 2019. Early access 3 months prior to this date is required, to allow for fitout works.
A Heads of Agreement for the new accommodation requirement is intended to be formalised by the end of September 2018.
